Searching title of swinger movie

Hi! I'm looking for the title of a swinger movie I watched last year. The plot is: a couple has just moved into their new home, and they discover they have swinger neighbors who seduce them. The seduction starts with the neighbors getting naughty by a window, while the couple (individually at the start) peeks and watches.

The scenes of the movie are:
1) 1st scene - couple is unpacking their boxes, then has sex
2) the couple (individually I think) discover their neighbors getting naughty on windows. (girl dancing seductively, might have teasing sex). They peak and watch
3) The neighbors (2 couples) after a few days knock and introduce themselves. They seduce the new couple by eventually swapping.
4) the 3 couples having a BBQ and 6some in the garden
5) Ends with the new couple putting on a show by the window, and noticing people are not looking and going somewhere else. They follow and I think they find a new couple
